Despite the many risks involved in buying off-plan, and the many recent scandals that have affected the off-plan market in Spain, the truth is that still many people decide to go for this option. Find below some of the reasons!
1. Price
It's a fact, a property bought from plan is less expensive, as it normally means reserving a property on a new development even before the works have started, making a decision based only on a floor plan or an artist impression, and perhaps a show room. At this stage, developers need to sell quick to minimize the risk, and/or to obtain enough funds to cover for building and other costs. This means that you can buy a comparable property, for as much as 30% less than what you would pay for something which is already constructed.
2. Capital Growth
As in the saving on the purchase price of your off plan property, you are also in a position to watch your investment grow through the construction process. This is to say that during the build period certain elements, such as price increases by the developer, availability and the construction of a show home, will all add value to the original price, and therefore leave you in the position of owning a property which is more valuable than the price originally paid.
Off-plan purchases have seen some spectacular returns for hundreds of people over the last couple of years here in the Costa del Sol and other areas of Spain. At the current rate of increase in the prices of off-plan property in the area (more than 15% yearly), you are able to double your investment (deposit + first instalments) if you sell after 24 months. However, this is only possible with those developments with a good payment structure, and of course, that comply with all the regulations. If you don't chose correctly, and the developer decides to cancel the development after three years (there are many people in this situation!) the developer will want to return your funds plus a low interest of 4% (of the money handled, not the agreed price of the property).

3. It's a new Property!
When you buy off-plan you are getting a brand new property. You will be the first to live in the property, with all of the advantages of having everything brand new!
